MAINTENANCE AND REPAIRS
|
Professional property managers know to anticipate that new
residents will need some additional services, shortly
after they take occupancy. Knowing these anticipated
needs, landlords can “expect” to invest some additional
funds to solve the new resident “move in blues”. We will
assess the condition of the property BEFORE the tenant
takes occupancy and explain any needed repairs or
maintenance to you to fix any issues before they arise.
Digital photos will be taken before move-in. The tenant
and the property manager will go through the property
together with a detailed checklist to assess the
condition of the property before move-in and determine
any repairs or maintenance needed. This will help avoid
problems later. Throughout the term of the lease, should
any issues arise, we will authorize any repairs in your
unit up to $500. The cost of the repair will be deducted
from your following month’s rental disbursement. Any
repair that will exceed $500, we will call to receive
approval from you, unless it is an emergency situation
which could cause further damage to your unit. A
property manager assesses each individual request for
repairs and maintenance, and determines the most cost
efficient way to proceed, for YOU, the property owner.
We only hire vendors who are LICENSED AND INSURED in the
State of Florida. This is a standard procedure, however,
we may customize this process according to your
preferences at your request. |

HOA
If a HOA management company is involved, we will take care of ALL
of the pre-lease applications, and maintain contact throughout the
term of the lease, should any issues arise involving your tenant.
This keeps you, the property owner, free from the hassles and time
involved when dealing with such issues.
NON PAYMENT OF RENT OR NON COMPLIANCE OF LEASE TERMS
We will handle ANY and ALL legal notice to the tenant should the
need arise due to nonpayment of rent or non compliance of the lease
terms. YOU the owner will be contacted by us to discuss how to
quickly resolve any issues to your best interest. Should an eviction
become necessary, we will advise you on your legal rights, and
assist you in any manner we are allowed to by law.
KEEPING YOUR LEASE CURRENT
We will strive to keep your lease current by staying in touch
with YOU the owner, and also your tenant prior to lease end to know
all parties intent. If the tenant would like to renew their lease, a
new negotiation will take place, and a new lease will be put in
place. A walkthrough will be done before the beginning of the
renewal to insure your property is in great condition. If the tenant
decides not to renew, notice should be AT LEAST 60 days before the
intended move out date. We will begin to put marketing in place to
procure a new tenant s soon as the termination date is known.
